Too far from Rome. (the location was pretty but loads of bugs) Shop had no food. Bar had no food other than cheese and ham. (you had to reserve the restaurant even if it was empty) Too quiet. NO AIR CON in the property. Not much English spoken. Had to get shuttle bus into nearest town to buy food. Definitely need transport if you want to stay here. The whole place and staff seemed a little 'cannot be bothered' Book a hotel instead!

The breakfast was lovely and the staff was exceptional! We had dinner at the restaurant onsite which was good and so nice to be able to walk back to the room. The location was great for us as it was our last night in Italy after travelling around Lazio/Umbria - and it was around 30 minutes to the airport in Rome.
